The housing eras you will see
Near downtown you will find early and mid-twentieth-century cottages, bungalows and ranch homes, some renovated and some replaced by new infill. Much of Matthews was built out as subdivisions from the 1970s to the early 2000s — brick and siding two-stories and ranches on wooded lots. Newer townhome and single-family communities, and many larger estate-style homes, sit toward the edges and across the Union County line.

Location within jurisdiction, lot size and tree cover, updates to kitchens and systems, and proximity to downtown or greenways all separate otherwise similar houses. An older home on a generous lot near downtown can compete with a newer, larger house farther out; a comparable-sales analysis for the specific community is the only sound guide.
